DANEHURST STREET

Danehurst Street is a first-floor apartment in the heart of Fulham SW6 — the kind of period property that looks straightforward from the outside but tells a completely different story once you open the walls. The owners came to us with a clear brief: refurbish the bedroom, kitchen and ensuite, and make the flat work properly for modern living. What the structural drawings revealed underneath was a different conversation entirely — load-bearing walls to remove, chimney breasts to take out, a full-height crack running through the party wall from historical settlement, and floor joists at the front bay that needed proper support before anything else could move forward. This is the reality of refurbishing period apartments in SW6 that most builders either miss or don't tell you about upfront. Dominant Construction did what we always do — we assessed it properly, engineered it correctly, and built the scope around what the building actually needed rather than what was easiest to price.

We started with the structure. Load-bearing walls came down, chimney breasts were removed at first-floor level, and three new steel beams were installed with padstones to carry the loads properly. An existing beam was strengthened with steel plates welded to the underside — the kind of remedial engineering that doesn't show in the finished photographs but matters enormously to the long-term integrity of the building. The party wall crack was fully repaired, fractured masonry made good, and loft floor joists at both the front and rear of the building were supported with additional studwork before we touched a single finish. With the structure resolved, the flat was rebuilt from the inside out — new plasterboard walls and ceilings throughout, straight board hardwood flooring laid across every room, a fully refurbished kitchen, a new ensuite, and a complete electrical and plumbing installation. Joinery was done properly: new skirting, architraves, and FD30 fire doors fitted and finished throughout. Fresh paint from top to bottom.
